Why Homeowners Hire Papaya Construction Group
Building well takes years. Keeping a client happy through the mess of it takes something else. We work at both.
✓Class B General Building Contractor
License #1139140, active. In California that classification covers projects using two or more unrelated trades, so we can run a whole remodel rather than one slice of it.
✓We hold the C-27 landscaping license too
Most general contractors do not. Your yard, pavers and retaining walls stay with us instead of getting handed to an outside landscape company.
✓We know the local building departments
Permit rules shift city to city across Orange County and we deal with them every week.
✓Specialty trades go to licensed specialists
Roofing and stucco are done by people who hold those specific licenses.

Orange County Contractor FAQs
Are you licensed?
Yes. California contractor license #1139140, currently active. It carries two classifications. B covers general building work and C-27 covers landscaping. You can look the number up yourself on the CSLB website at cslb.ca.gov.
What kinds of projects do you take?
Inside the house: kitchens, bathrooms, whole-home remodels, ADUs and garage conversions. Outside: roofing, siding, stucco, concrete, masonry, foundation repair, pavers, decks and retaining walls. Most of what we do is residential. We take commercial work as well.
What areas do you serve?
Irvine is home base and Orange County is where most of our jobs are. We also take projects across the rest of Southern California, including Los Angeles County, the Inland Empire and San Diego County. Not sure if you are in range? Call and ask.
Do you handle permits and inspections?
Yes, that is part of the job. We pull the permits, run plan check and schedule the inspections. What your project actually needs depends on the city, so we confirm it before anyone starts work instead of finding out halfway through.
How much can a contractor ask for up front?
Under California law (Business and Professions Code 7159) the down payment on a home improvement contract is capped at 10% of the contract price or $1,000, whichever is less. That is state law, not a company policy. A contractor asking for a third of the job before starting is a problem.
What happens after I call?
We set a time and come out to the property. You walk us through what you want and we look at what is actually there. Then you get a written estimate. If you move forward, we handle the permits and the scheduling from that point on.

Papaya Construction rebuilt our second story deck with Trex and we’re really happy with how everything turned out. The crew did a great job, everything feels solid and the finish looks really clean. They kept us updated throughout the project and were easy to communicate with whenever we had questions. It took a little longer than we first expected, but I’d rather have it done right than rushed.
