Case Study

The Project: A Whole Home Remodel on an Investor's Schedule

Our client, a real estate investor, hired us to renovate this single-story home in Santa Ana, CA. For an investor, every week under construction carries holding costs, so the schedule mattered as much as the finishes.

As the home remodeling contractor on the job, Papaya Construction Group remodeled the kitchen, all four bathrooms, all three bedrooms and the living room. We also installed new LVP through the main areas and replaced 18 windows. The project transformed every main living space, and the house went from demolition to finished in 37 days.

Our team ran multiple trades and construction phases at the same time, while keeping an organized sequence between demolition, rough work, inspections, window installation, bathrooms, kitchen construction, flooring, painting, finish carpentry and final detailing. That coordination is what kept the process on a 37-day timeline.

What This Whole Home Remodel Included

Kitchen Remodeling With Quartz Countertops

The kitchen got a new layout and all-new finishes, the same scope our kitchen remodeling in Orange County service covers.

White shaker cabinets with matte black pulls line the walls. A wood-clad range hood breaks up the white and picks up the oak tone of the new floors. Open floating shelves replace upper cabinets on two walls, which keeps the room bright.

The countertops and backsplash are quartz. Behind the range, the backsplash runs full height as one continuous surface up to the cabinets. The peninsula has waterfall ends and seats four, with a dark slatted wood panel on the seating side.

Quartz was a practical call for an investment property. It doesn’t need sealing and it resists stains, so it still looks right for the next owner. New kitchen lighting finishes the room.

Bathroom Remodeling: Four Baths, Four Looks

All four bathrooms were fully renovated by our bathroom remodeling team in Orange County. Each one got waterproofing at the wet areas, new tile, new plumbing fixtures, a new vanity, lighting and electrical finish work. They share a warm palette, but each bathroom has its own look. Tile is where craftsmanship and attention to detail show most, at the corners, the niches and the drains.

The Walk-In Shower Bath

A frameless glass enclosure wraps large-format gray tile, a linear drain and a matte black rain head with a handheld wand. Outside the shower, a floating wood vanity with an integrated sink sits under a backlit LED mirror and a brass globe pendant.

The Green Tile Tub and Shower

This bath is wrapped floor to ceiling in green vertical stack tile. The rain head, handheld, valve trim and tub spout are all brushed brass.

The Double Vanity in Taj Mahal Quartzite

A wood shaker vanity holds two undermount sinks under a Taj Mahal quartzite top and backsplash from MSI. Brushed brass widespread faucets and a brass-framed mirror finish the space.

Bedrooms and Living Room

The three bedrooms got drywall repair and surface prep, new floors, finish carpentry, paint and electrical finish work.

The living room was renovated to flow into the kitchen, with wall and ceiling prep, electrical finish work, LVP, baseboards and paint.

18 New Vinyl Windows

We removed the designated existing windows and installed 18 new vinyl windows across the home. Each opening was prepped before the new unit went in. Then every window was flashed, sealed and trimmed. In California, replacement windows also have to meet the Title 24 energy efficiency standards, and Santa Ana’s long, warm summers make energy-efficient windows a practical upgrade. Apart from the windows, the exterior was left as it was.

8mm Luxury Vinyl Plank Throughout

New 8mm luxury vinyl plank runs through the main areas of the home. It’s waterproof, it handles daily wear well and it costs less to maintain than hardwood. For an investment property, that makes it a cost effective floor.

Why Investors and Homeowners Hire One General Contractor

A remodel this size involves a lot of trades. General contractors manage all aspects of a construction project. They hire and supervise subcontractors, pull permits, schedule inspections and keep the project on time and within budget. A skilled contractor also sets expectations early, so the client knows what happens in each stage.

Papaya Construction Group holds a California B General Building license (CSLB #1139140). We specialize in remodeling residential properties across Orange County, California, including Santa Ana, CA.

Our team handles projects from a single bathroom to a whole home like this one. Our services include kitchen remodeling, bathroom remodeling, ADU construction and exterior work.

Our clients range from investors with a property to turn around to homeowners updating the home they plan to stay in. Either way, one licensed company and one team are responsible for the schedule, the quality and the paperwork.

Home Remodeling in Santa Ana: Questions, Answered

This 3,000 square foot interior remodel took 37 days from demolition to completion. A fast schedule depends on a fixed scope and materials on hand. Projects with structural changes take longer, because they need engineering and plan review first.

This project cost $312,500, or about $104 per square foot, for a kitchen, four bathrooms, three bedrooms, a living room, new LVP and 18 windows. In Orange County, your budget depends on size, finish level and whether walls or systems move. A walkthrough and a written scope is the honest way to price it, and our consultation is free.

For most work like this, yes. Window replacement, plumbing and electrical changes, and kitchen and bathroom remodels typically need one. The City of Santa Ana explains when a permit is required. We pull the permit and coordinate inspections through final.

Verify that the contractor is licensed and insured in California on the CSLB website, and ask to see completed projects like this one. Ask whether the contractor has worked in Santa Ana and knows the city’s building codes and historic preservation rules. A good contractor gives you a written scope, a schedule and a clear answer on who pulls the permit.

Older homes often need updates to plumbing and electrical systems before new finishes go in. Check the electrical panel and the supply and drain lines early, and leave room in the budget for what opening the walls reveals. If the property is on the Santa Ana Register of Historic Properties or in a historic district, changes also need a Certificate of Appropriateness from the city.

Yes. This home was remodeled for an investor client. On this project that meant a 37-day schedule, durable finishes like quartz counters and LVP floors, and a permitted job with inspections through final. We also remodel for homeowners who plan to live in the home for years.

Usually, yes. Quartz is an engineered stone that doesn’t need sealing and resists stains. We used it in this kitchen. The double vanity is Taj Mahal quartzite, a natural stone that needs periodic sealing.

Papaya Construction rebuilt our second story deck with Trex and we’re really happy with how everything turned out. The crew did a great job, everything feels solid and the finish looks really clean. They kept us updated throughout the project and were easy to communicate with whenever we had questions. It took a little longer than we first expected, but I’d rather have it done right than rushed. Overall very happy with the deck and would definetly recommend them.
